The Story

We came to storage the long way around.

Family Heirloom Storage Group did not begin as a self-storage company. It began in the ordinary work of buying, operating, and selling property alongside family.

Joseph Florentine III learned the business from his father, who founded the original Florentine Holding Company in 2006. In the years that followed, the family worked across residential, commercial, and retail assets, completing more than 150 transactions in the New York market and representing owners who ranged from single-property landlords to global institutions.

Storage came later. We arrived at it after enough years in other asset classes to know what we wanted from a portfolio: something that holds up when conditions turn, and that rewards the operator who pays attention.

The businesses that last are built on a formula and run by the same people, from the first property through the last.

Today the group operates self-storage properties across six states in the Southeast. The people who underwrote the first deal still underwrite every new one. The geography has widened. The formula has not.

More than a decade and a half on, we have narrowed rather than widened. One asset class, one region, and one team that has not changed.

Why storage

Storage rewards attention more than it rewards timing.

Pricing, occupancy, security, the condition of the property, the quality of the person answering the phone. These are ordinary decisions, made well, month after month, and they are where the return actually comes from. Sixteen years in, we have found no shortcut around them, and we have stopped looking for one.

In a typical year we review more than three hundred properties and buy three or four of them. Everything that follows, from the underwriting through the operations to the eventual exit, depends on getting that first decision right.

Buy right, or do not buy

Every acquisition has to clear a required value-creation threshold on entry, measured against a conservative exit assumption. When the numbers do not support it, we pass. Then we go back to the pipeline and start again.

Operate as an owner would

Once we own a property we take direct operational control. Management, deferred maintenance, security, climate-controlled conversions, pricing. The value gets created in house, one facility at a time.

Cluster for scale

Facilities are acquired in regional clusters and operated together as portfolios. Shared staff, systems, and oversight lower the cost of running each property and lift net operating income across the group.

Why the Southeast

A region built to last through cycles.

The Southeast has captured over half of the nation's population growth in recent years, driven by affordability, job creation, and steady in-migration. We have operated here through several interest rate environments and more than one downturn. The fundamentals have held each time, which is why we have not looked elsewhere.

Joseph Florentine III
Founder & Director of Finance

Joey was introduced to real estate directly by his father, and earned a bachelor's degree in marketing with a minor in management from Manhattan College. He began his career at a boutique New York real estate firm and has since led the acquisition, operation, and sale of commercial real estate across nine states. He is licensed in Florida and New York.

Donald Tyree
Founder & Director of Operations

Don is a commercial real estate operator known for turning underperforming assets into market-leading properties. He has helped lead the acquisition and repositioning of more than one million square feet of storage and industrial space. His track record also includes distressed RV resort operations and a diversified residential and commercial portfolio.

Tiffany Tyree
Founder & Director of Accounting

Tiffany is a licensed CPA who leads all financial reporting and accounting for the group. She previously served as a senior tax analyst at General Electric and worked with ultra high net worth clients at Advocate Consulting. Her expertise spans multi-entity accounting, tax research, and audit resolution.

Lia Diana
Director of Marketing & Investor Relations

A graduate of the University of Central Florida, Lia holds a bachelor's degree in business management and brings more than seven years of business management, financial administration, and operational coordination experience to the group's investor-facing work.
