Family Heirloom Storage Group did not begin as a self-storage company. It began in the ordinary work of buying, operating, and selling property alongside family.
Joseph Florentine III learned the business from his father, who founded the original Florentine Holding Company in 2006. In the years that followed, the family worked across residential, commercial, and retail assets, completing more than 150 transactions in the New York market and representing owners who ranged from single-property landlords to global institutions.
Storage came later. We arrived at it after enough years in other asset classes to know what we wanted from a portfolio: something that holds up when conditions turn, and that rewards the operator who pays attention.
Today the group operates self-storage properties across six states in the Southeast. The people who underwrote the first deal still underwrite every new one. The geography has widened. The formula has not.
More than a decade and a half on, we have narrowed rather than widened. One asset class, one region, and one team that has not changed.
